The following services will be performed in a professional, timely manner:

  • Enter the rental listing into the MLS with quality photos
  • Place a “For Rent” sign and a lockbox on the property
  • Advertise your property on many different websites
  • Handle all calls concerning your home
  • Show the home to prospective tenants
  • Coordinate agent showings of the property
  • Send you weekly reports of inquiries/showings/feedback
  • Have all prospective tenants submit a rental application
  • Run a full credit report and check all landlord references on applicant
  • Obtain your final approval on a suitable tenant
  • Obtain security deposit, which will be kept in escrow
  • Coordinate move-in dates
  • Collect all rents electronically on the first business day of the month
  • Disburse your portion of rent to you each month, less any expenses
  • Provide an end-of-the-year rental income/expense report
  • Coordinate repairs and emergency repairs, 24 hours a day, 365 days a year
  • Coordinate yearly state/city required fire safety equipment certifications
  • Maintain membership in National Association of Property Managers, which holds regular classes to inform of property management laws and requirements for landlords
  • Inspect property regularly and send you a report
  • Coordinate necessary action for delinquent tenants
  • Renew tenant leases, if applicable
  • Perform move-out inspection with tenant
  • Process security deposit withholdings/disbursement
  • Re-rent property, if applicable (see top of list), performing a market analysis to determine new listing price
