Property Management includes:
- Providing a rental analysis to determine fair market rent
- Professional staging advice and guidance
- Listing your property for rent in the local MLS

- Showing your property to prospective tenants
- Weekly reporting of interest in your property
- Processing rental applications, including running credit reports
- Advice on applicant qualifications
- Collecting the security deposit and signing the lease with the tenant
- Analyzing the move-in inspection report
- Collecting monthly rents electronically
- Dispersing monthly rent to your bank account, less any expenses
- Handling all tenant complaints and maintenance requests
- Coordinating repairs and preventative maintenance
- Remaining on-call seven days a week and holidays for repair emergencies
- Inspecting the property every six months
- Presenting written lease violations and follow-up on remedies
- Handling tenant evictions
- Renewing leases
- Re-renting property
- Monthly accounting services & payment of any bills for your property
- Paper & postage on any invoices for your property
- 24/7 access to an online accounting site where your property invoices and payments are uploaded each month and archived
- Direct debit of your tenant’s rental payments (This feature reduces the likelihood of late rent, evictions, legal fees, vacancy)
- Direct deposit of your net proceeds into your bank account
- End of the year income/expense report to aid in tax preparation
Costs:
10% of each month’s rent management fee ($130.00 minimum if no yard & $150.00 minimum for homes with yards)
$16 per month accounting fee – this covers:
- Direct debit for your tenant and direct deposit of your funds
- Monthly accounting services
- Online account access
- Bill payment, including paper/postage costs
- Tax forms & end of year reports
